Prepare Home

Before you put your home up "For Sale", you should prepare it for the upcoming sale. People typically buy homes which appear clean and well maintained.

Do such simple tasks as cutting the grass, paint or clean walls, and fix minor problems to help with the preparation. Also, have a garage sale to help alleviate clutter in the home.

Find a Realtor

A Realtor can be a very important part of selling your home because they know the area and the market. A Realtor will be able to get the most value for your property and will be able to market to a larger audience then if you sell your home on your own.

Interview Realtors

Once you find Realtors whom you might be interested in, be sure to Interview them to determine which will be best suited for your needs.

Ask such questions as:

  • How will you market my property?
  • How long have you been selling property in this area?
  • What is your commission?
  • Will you organize meetings with potential buyers and will you coordinate them personally?

Setting the Price

Your Realtor should be able to help you with setting the best possible price for your property, but in the end the price is determined by you. Your Realtor should show you recent property sales in your area (called Comps) to help you in setting a Fair Market Value.

Keep in mind, your Realtor should have your best interests at heart and they do not make a profit unless your property sells.

Listing and Advertising

This should really be on the shoulders of your Realtor, but you do want to make sure they are advertising your property. Make sure they will be listing your home in the MLS and keep you informed on how else they plan on advertising your property.

The Realtor should also inform you of the option of having your property on "Lock box." This is reliant on your preference, but is very beneficial in helping to sell your property.

Closing

Once you receive an offer on your property you are willing to accept. You must go through all the paper work before the property is sold.

Before you sign,

  • Read through everything to make sure it is correct and you are completely satisfied.
  • Check with your tax consultant to see what factors may affect your taxes regarding this sale.
  • What will happen if either side breachs this contract?
  • Is everything agreed upon in writing (including what is happening with certain fixtures)?
